Our offer was accepted. I think my agent was very surprised that the sellers took our first offer. He thought it was going to come back for one of two reasons: 1) He thought I should have put down double the deposit than what I did and he thought the sellers would not like that (turned out to be no problem). 2) Eventhough they had a disclaimer we put in the regular inspection clause (ie if something is found wrong, they will fix it). The seller did the “as-is” disclaimer because they didn’t want to have to fix stupid little things. But my agent assuranced their agent that we weren’t like that and we mostly wanted it because we are first time home buyers. So, if the inspector finds something major (the example I’ve been using is a cracked foundation), instead of canceling the contract, we also have the option of having the seller pay to have it fixed. I didn’t think the seller would have a problem with the way we went because the house seems to be a very well taken care of solid little brick house.

All the applicances are new so we don’t have to get anything. I don’t think we’ll have to do much more than move in. I’m sure we’ll need some curtains and stuff, but there will be some already there. We won’t need to run out and buy anything major like a washer/dryer (new ones come with the house).
